Lead times depend on our production schedule, current backlog, and how long the design process takes. Fewer customizations typically result in faster build times. In some cases, homes can ship in as little as a few weeks. For larger projects or during busy production periods, lead times may be up to six months.
Head to our floor plans page and you will find all of our current pre-designed floor plans.
Panelized Homes:
Panelized homes include the structural shell of the home. This includes pre-built exterior and interior walls, roof panels, and stairs. We assemble the structure onsite and leave you with a weather-sealed, framed home.
The following work must be completed onsite before delivery: excavation, footings and foundation, and utility connections from the street to the foundation or crawl space.
After assembly, additional onsite work is required to complete the home, including window installation (if not included in a package), exterior siding, electrical, plumbing, insulation, drywall, cabinetry, flooring, and other general contractor work.
Modular Homes:
Modular homes arrive approximately 95% complete and are nearly move-in ready. However, if Zip Kit Homes is not acting as the general contractor, pricing does not include certain onsite work that must be completed by local contractors.
Required onsite work includes excavation, footings and foundation, exterior hardscaping and landscaping, utility connections, crawlspace insulation, final plumbing connections, electrical meter installation and main power connection, fire sprinkler hookups, shipping and setting of the units, siding and roofing stitch-up, and installation of metal stairs and railings for multi-level units.
We offer in house financing. Check out our financing page for more information.

No, our homes are not manufactured homes. Manufactured homes are built to HUD Code standards, which are less stringent. Zip Kit Homes are built to the same building codes as site-built homes, following the International Residential Code (IRC) or International Building Code (IBC). This allows for FHA and USDA financing and supports higher resale value.
Yes, our homes generate approximately 80% less waste than traditional site-built homes. We also prioritize energy efficiency, which helps reduce long-term energy usage and environmental impact.
We have over 20 years of experience as a general contractor and have built more than 500 homes. We have been building prefab kit homes since 2009.

Yes, we currently have one partner. Our sister company, Mountain Valley Prefab, is located in Twin Falls, Idaho.
We offer licensed general contracting services in Utah and can manage projects from start to finish within the state. At this time, we do not maintain a list of recommended general contractors outside of our service area.
All factory inspections are performed by certified state inspectors or licensed third-party inspectors. All onsite inspections, such as foundations and footings, are conducted by local building officials. We coordinate closely with local inspectors to ensure all requirements are met.
Modular units must be set on a crawlspace, not a slab. The floor system is built into the unit, and at least 30 inches of crawlspace clearance is required to complete mechanical connections after installation. Panelized kit homes, however, can be built on a slab foundation.
Zip Kit Homes is located at 3665 West 2700 South, Cedar City, Utah 84720.
Mountain Valley Prefab is located at 3791 East 49th North, Idaho Falls, Idaho 83401.
